This is a small family run guesthouse in London that closes at 8pm.
This is not a hotel with 24 hrs Reception.

Room only. Breakfast is not provided. Shared bathrooms. No Ensuites. Free wi-fi internet. Free Car Parking on the Street.

Sky TV (free channels). Small kitchenettes in guestrooms. Bus stop (EL1) outside Guesthouse takes you to Barking station in 10 mins.

Rooms are cleaned after check out of the guests between 10 a.m. and 5 p.m.

Daily change of towels & bed sheets & daily cleaning are £4 extra charge per night per room (if you are not in room at cleaning time).

Check in is strictly 5pm to 8pm. One guest cannot check in for their friends or family. All guests must check in.

Guests who need to arrive at anytime must book a hotel as we are a small family run guesthouse.

Early arrival charge 12 noon to 5pm £30. Late arrival charge 8pm to 1am £30. Early or late arrivals must be booked.

Late check out 10am to 12 noon £30. Late check out After 12 noon, guest must pay for another night stay £39.

If you arrive after 8pm and you have not booked and paid £30 late arrival charge before 8pm, no staff will be here.

You will need to get alternative accommodation for the night and return next day during reception hours 9am to 8pm.

Staff here work 9am to 8pm so one staff will be booked to wait for you after 8pm once you have paid late arrival charge.

Kitchenettes in room are: fridge/freezer, microwave, mini-grill / oven, toaster, hot water kettle. Tea / coffee facilities.

Hotels, guesthouses & airlines are highly targeted for stolen credit card transactions.

Cardholder & Guests must email or post Photo ID: Passport or Photo Driving Licence to guesthouse before arrival date.

If Photo ID is not received by email or post, guests will not be permitted entry. This booking is not refundable.

Email your photo id in your local Library free of charge, or from your mobile phone like samsung galaxy, iphone.

You can also email your photo id at an internet cafe from 50p per hour or from where you work.

This prevents guests from using stolen credit cards. We verify that you are the cardholder & this avoids fraud credit card transactions.

This verification procedure stops guests who have stolen someones credit card from trying to check in at this guesthouse.

We have experienced incidences where guests are not the genuine cardholder and try to check in. Thieves have no guilty conscience.

Original photo id of cardholder & guests are checked by staff when you check in along with credit card used to do booking.

All bookings are not refundable. £100 refundable key deposit is taken per room plus cost of room at time of booking.

Children from age 0 to 5 years old pay £10 per night provided they share the bed.

Children over 5 years old pay the same price as an adult as they take a bed.

Rooms have small kitchenettes: fridge, microwave/grill/oven/toaster, tea/coffee, sky tv, free parking, free internet.

If someone else paid by credit card for guests, they must authorise booking and send their photo id by email.

After paying for the room, cardholder & guests must email or fax Photo ID to the guesthouse before arrival date.

Photo IDs accepted are Passport or Photo Driving Licence. No other ID is accepted at this Guesthouse in Barking.

Guests can post photocopy of Photo ID in guesthouse letterbox at any time but only after paying for the room.

Staff are not permitted to open the door to take Photo id from guests for security reasons.

Once received we email guests the Booking Confirmation which they must present to staff at check in.

Same day arrival guests must post photo id in letterbox before 2pm or booking will not be processed.

We prefer it if all guests email the ID after paying for the room so that the process is complete at time of booking.

Cardholder must show credit card used to pay for the room at Check In so staff can check name and signature on it.

Guests will not be permitted to stay here if they are not the card holder until this process is complete.

When you have paid, wait for reception to email you. We require all guest names, emails, mobile nos.

Please wait for staff to email Receipt and Booking Confirmation which has photo of Guesthouse and Manager.

Until you receive that, your booking is not confirmed and you must not turn up at this guesthouse.

Print the Receipt and Booking Confirmation. Mobile phone proof of booking is not accepted at this London Guesthouse.

Guests must sign paperwork, check in book, show photo ID & Receipt, go through self checkout procedure with staff.

For security purposes, we give keys after above is complete. Checkin takes 5 minutes if ID has already been emailed.

If booking is cancelled, modified or in case of no-show, the total price of the reservation will be charged.

The room is booked only for the guest who has signed to agree to our terms and conditions.

The room is not transferable to anyone else if this guest moves out before their check out date.

£100 is a key deposit and on return of keys, it will be refunded- subject to room inspection & Guest Self check out.
